Thank you for your thoroughness, professionalism, and patience regarding the inspection of 212 Talga Glen, Waleska, Ga. This was a home we signed a contract to purchase, gave $3,250.00 in earnest money to the developer/builder and had no idea this new home had any deal-breaking flaws whatsoever. That is until you and your staff came along.
You inspected every aspect of the home with great attention to detail. You followed up and reported every flaw in the home, and many were fixable. Then you found that the water system brought in contaminated water to all the faucets within the home. The flaw was so severe, that you and your assistants had to leave the home to avoid the toxic odor of sulfur and other potential odors being emitted from our indoor faucets.
I immediately contacted the builder and told him we were cancelling our purchase of the home and wanted to receive back our $3,250.00 earnest money. The builder was quite arrogant, defensive, and unable to adequately explain the reason he saw no need to fix anything. He told us to just flush the system every time we went away for two weeks or more, or whenever we had that odor come out of the faucets again. We told him that was not a repair, and we would not accept that non-solution.
HAD IT NOT BEEN FOR YOUR THOROUGHNESS WE WOULD HAVE BEEN STUCK WITH A HOME WE COULD NOT RESELL, AND FACE POTENTIALLY TENS OF THOUSANDS OF DOLLARS TO MAKE THE HOME BARELY LIVABLE.
We may have to consider our options if the developer/builder won't return our earnest money, but that certainly beats getting stuck with a home the developer/builder wanted to pawn off on us, decline to fix, made the home warranty unusable for us, and caused us huge financial loss. Also, the home had been on the market for a year, and hadn't sold. Maybe your findings were found before by others.
I shall use only you for all my inspections and re-inspections, as besides being the best at what you do, you are a terrific person, who explained all your inspections to us and patiently answered all our questions. We are looking forward to using your company again to inspect the next home we contract to buy.
